I checked the D-Link DE-805TP hub by one of ettercap plugins, it is really is hub not switch.
About "Broadcom NetXtreme Gigabit Ethernet" I am capturing all traffic from my own IP but just the neighbor computers are invisible, I checked it for cheminy my card do not have this option.
is there any other possibility?

Do not believe people when they say a device is a hub. Most devices sold
as hubs these days are really switches. You will probably have to
confirm it for yourself.

Look in the archive for the thread "Query about capturing on Broadcom
BMC5708C" from early January 2009. It may apply to your problem too.
